Policy Explanation: Our policies are to insure you that your vacation is enjoyable and that we are not stressed out over a disgruntled customer.  We feel that it is much better to advise you up front of our polices rather then have you arrive and then have a problem. We mail you a conformation form showing all the pertinent information regarding your reservation. Along with a notice of our policies, a page highlighting your cabin selection with a road map and layout of the cabins, a current brochure and a copy of your credit card receipt.  -  Be advised that all you need is your own clothing, and food if you are going to cook. We provide the rest.
ADVANCE RESERVATIONS ARE HELPFUL. AS NO CABINS ARE PRE-HEATED OR AIR CONDITION AWAITING FOLKS OFF THE STREET. WINTER MONTHS, ADVANCE RESERVATIONS ARE REQUIRED. ( Cabins are winterized and the water is drained. Takes 4 hours to get ready to occupy in the winter.)
Cost:  Cabins 1 - 2 - 4  Two for $85.00 a night. Three for $105.00. Four for $125.00 (using two bedrooms)

           Cabin 5 Two for $70.00 a night.
           Cabin 6 Two for $65.00 a night.
 Cabin 7 Two for $65.00 a night. (Best cabin for the large boat owners, plenty of parking)
 Plus sales tax. Based upon double occupancy.

Our advertised rates are guaranteed. Your reservation is also guaranteed. Your credit card will be charged for half of your stay.  Please note: We are not a reservation holding company. (Please do not obligate us and then continue looking.) You booked a cabin not a room. The cabin you booked was taken off the market the day of your booking. Any refunds must be within our refund guide lines, regardless if  the reservation was made the day before arrival.. Please be considerate.

GENERAL POLICIES 
 
Refund: For a refund on a cancellation or early departure, date changes, major changes.  Notification of (16 DAYS) Before arrival is required.  No refund on bookings made within the 16 days. We need the time because we are not a motel on a busy highway. 95% of our bookings are made on the phone. Very few off the street bookings. 
                                                                       
Only as a reference. A cancellation number is required. (Only phone cancellations excepted) All refunds less 10% cost fee and are paid by check. (this gives you proof of a refund)   (NO CANCELLATIONS, CHANGES EXCEPTED VIA E-MAIL)
 
Minimum Booking Policy: Two night minimum booking is required Week-Ends and Winter Months.
Either Friday and Saturday  or Saturday and Sunday. (Exception, when someone departs Saturday mourning), we will take a single night. Summer months, week days we will accept a single night. 3 NIGHT MINIMUM  FOR CERTAIN HOLIDAYS AND SPECIAL EVENT WEEK-ENDS.

Beds: All beds Queen, except Guest rooms doubles.

Color TV in all cabins, with - DVD players. Cabins 1-2-3-4 Dish Network. Cabins 5-6 Local TV one channel HBO. Cabin 7 no HBO
 
Heat/AC: All cabins central systems, except #6 & #7 wall unit. (Cabins 1-2-4 with wood burning stoves.)
WOOD STOVES OPEN NOV. 1ST UNTIL APRIL 1st. ONLY. Wood supplied at no charge. Wood located next to our house, ASK.

Porches: All  porches covered, except #5 open.

Kitchens: Cabins 1-2-3-4-7 Full Kitchens. Cabins 5 - 6 Kitchenettes.

We Provide: Everything you need except Food and Clothing. (In bathroom spare T.P and Tissue paper under sink, extra hand soap in drawer)

Pones: In all cabins (except #7).  Free local calls, card required for long distance. Our system is not computer modem friendly. Please limit time on phone, as other may need to make calls. (15 MINUTE LIMIT)  (Wi-Fi notice click here)

Directions:  From the WEST - Exit U.S. 540 North or South. At exit 86 in Rogers Arkansas, from the south turn right or from the north left unto U.S. 62 EAST. STAY ON 62, cross the White River Bridge. Turn left at the top of the hill by Blue Spring Heritage Center Sign. (County road 210) north 7/10 of a mile to the Cabins. From the EAST. Stay on U.S. 62 West 5 1/2 miles to the above sign, turn right. Any problems give us a call (479) 253 7117 - We will enclose a MAP showing our location with our Reservation form.  NOTE: DRIVING 412, USE 540 NORTH OUT OF SPRINGDALE INSTEAD OF GOING EAST ON 412. SHORTER TO OUR CABINS AND MUCH SAFER.
